The average price of homes in Portugal rose by 17.8% in the second quarter of this year, to 1,494 euros per square meter (m2), but housing price data at the local level, released on Tuesday by the National Statistics Institute, reveals some regional Variations in the development of this indicator.

Among this group of 17 municipalities with metropolitan areas of more than 100,000 inhabitants, those with annual variation above the national total are: Setúbal (+23.5%), Vila Nova de Gaia (+23.4%), Sintra (+23.5%), +19.8%), Porto (+18.5%), Oeiras (+18.2%) and Almada (+17.9%).
“On the contrary, Cascais (+15.7%) and Lisbon (+7.6%) have year-on-year rates of change lower than the national average, with the Lisbon municipality having the lowest rate among 24 municipalities with more than 100,000 residents.”
The two sub-regions with the highest average prices are the Algarve (€2358/m2) and the Lisbon metropolitan area (2076€/m2). “They were also those that showed the highest values in both categories of the buyer’s tax domicile: the national territory (respectively, 2,222 euros/m2 and 2050 euros/m2) and abroad (2734 euros/m2 and 3782 euros/m2).
In short, the average price of a family home purchased in the Algarve shows a difference of about 500 euros per square meter between domestic and foreign buyers. In the Lisbon region, this difference is about 1050 euros.
Regionally, says the National Institute of Statistics, “only the Algarve region recorded, at the same time, the average house price value (€2358/m2) and annual rate of change (+23.8%) higher than the country (1494)€/m 2) m2 and +17.8%).
In the urban areas of Lisbon (2076€/m2) and Porto (1576€/m2) and in the Autonomous Region of Madeira (1534€/m2), the average prices are also higher than the value added of the country. At the bottom of the list, Alto Alentejo remains the NUT III area with the lowest average price, €500/m2.
