Home prices for rent increased by 20.2% in 2022. Porto leads in increases

Prices for homes available for rent in Portugal have increased by an average of 20.2%, compared to December prices last year, according to the Idealista portal price index.

This month, the cost of renting a house was 12.9 euros per square meter (€/m2), taking into account the average value. Regarding the monthly variation, the increase was 3.4% and the quarterly variation was 9.3%.

The rental price rose in November in thirteen provincial capitals, with Porto being the “champion” on the rise, an increase of 37.7%. Followed by Aveiro (37.1%), Lisbon (35%), Santarém (31.7%), Funchal (29.6%), Ponta Delgada (27.5%), Viana do Castelo (20.9%), Braga (17.6%), Leiria (17.3%). ) %), Setubal (15.3%), Castelo Branco (14.7%), Coimbra (8.8%) and Faro (5.7%).

Lisbon is still the city where it is more expensive to rent a house: 18 € / m². Porto (14.7 €/m2) and Funchal (11.5 €/m2) rank second and third, respectively. The most economical cities are Castelo Branco (6€/m2), Liria (6.8€/m2) and Santarem (6.8€/m2), according to Idealista.

In terms of provinces, Vila Real (46.2%), Evora (37.6%) and Viseu (34.1%) led the rise in rental prices, followed by Viana do Castelo (32.2%) and Lisbon (28.7%).

Lisbon (16.3€/m2) and Porto (12.3€/m2) are the areas where it is most expensive to rent a house.
